Where the tank is
Basement, outside beside the house, or buried in the yard. This is the single biggest driver of price. An above-ground tank is a half-day job in the $500 to $1,500 range, while a buried tank needs an excavator, soil sampling and backfill, which puts a clean pull in the $2,500 to $5,000 range.
Roughly how old the house is
A Moncton property built between the mid 1950s and the late 1980s is in the peak buried-tank era, and that changes what we look for on the site visit. If there is a basement tank now, the age of the house tells us whether an older buried tank might still be in the yard.
What triggered the search
An insurance non-renewal letter, a pending sale, an oil smell, or a heat pump installer asking for the tank to go. Each one has a different deadline and a different amount of paperwork attached, and knowing which it is lets us quote the right documentation rather than the generic version.
Your deadline
Insurance clocks usually run 30 to 60 days and closing dates are fixed. Say the date in the form and you get a straight answer on whether it is achievable before you build a plan around it. If it is not, we will say so rather than book you and hope.
Anything you already know about a leak
An oil smell in the basement, a stain on the floor under the tank, or dead grass over the buried tank footprint all point at a release. Mention it. It does not disqualify the job, it changes the sampling plan and means the quote you get reflects what is actually in the ground.

Written quote before anyone drives out
You get a figure in Canadian dollars covering cutting, cleaning, pumping, transport and scrap disposal. No estimate that grows once the excavator is already in your driveway.
Soil sampling priced separately
Sampling on a buried tank is a visible line on the quote, not a bundled unknown. If the lab comes back clean you have paid for the sample and nothing more.
Contamination costs quoted, not guessed
If sampling finds hydrocarbons, remediation is quoted against the lab number before any extra digging starts. Nobody widens an excavation and invoices you afterwards.
Paperwork you can actually use
A decommissioning letter naming the tank, the date and the method, plus waste transfer records. That is the document set an insurer and a buyer's lawyer ask for.
Honest no as an answer
If your tank is twelve years old, sound, and nobody is forcing your hand, you do not need us yet. Send the form and you will hear that rather than a quote.
